Home Warranty of America (HWA) provides flexible, affordable coverage for the repair or replacement of home systems and appliances. It offers generous coverage limits and flexible payment options. However, customer reviews often complain of claim denials and repair delays.

HWA was founded in 1996 and is available nationwide. In February 2022, Choice Home Warranty purchased Home Warranty of America but chose to continue operating HWA as a distinct brand.

Our Take on Home Warranty of America

One aspect of Home Warranty of America that distinguishes it from other major home warranty providers is that in addition to providing coverage for homeowners, it features coverage plans that cater to real estate professionals. To incentivize real estate agents to consider its services, HWA points out on its website that it offers 13-month coverage plans, and its coverage begins without the standard 30-day waiting period.

We also like that HWA focuses on an ecological message with its GreenPlus plan, which it introduced in 2008. This plan gives customers the option to have their faulty appliances replaced with Energy Star-certified appliances for improved energy efficiency.

We’d like to see HWA offer an appliance-only and a systems-only plan. Many leading home warranty providers give their customers those options to provide additional coverage flexibility and to help them avoid paying for coverage on items that they don’t need or want to be covered.

Our verdict: HWA is a reasonably priced, fairly reliable home warranty company with a number of characteristics that might appeal to homeowners looking for generous coverage limits.

Add-Ons

Premier Plus plans offer coverage for your air conditioning system, plumbing fixtures, faucets, and shower heads, as well as a Premier Upgrade that covers 30 additional items in your home. Home Warranty of America also offers coverage for items like your drywall, plumbing stoppages, and clogs.

GreenPlus Plan Details

Home Warranty of America offers a GreenPlus plan for $7.62 per month as an optional add-on that offers the following when a covered item must be replaced:

  • Covered items, including dishwashers, refrigerators, and clothes washers, will be replaced with an Energy Star product.
  • Covered heating systems will be replaced with a 90% efficiency model.
  • Covered water heaters will be replaced with a tankless model.

OrangePlus Plan Details

Home Warranty of America offers an OrangePlus plan as an optional add-on that covers the following:

  • Code violations and permits up to $250
  • Disposal of defective equipment
  • Increased coverage cap on professional series appliances up to $2,000
  • Increased coverage cap on toilet replacement up to $600
  • Re-key up to six locks, including deadbolts
  • Water softener

The Fine Print

HWA says it places no age restrictions on covered appliances, and it doesn’t require an inspection before coverage is granted. Covered items with damage related to normal wear and tear are subject to the coverage plan. Like many home warranty companies, HWA reserves the “sole and absolute right” to pick the service technician assigned to your job, and the company explicitly states that it “will not reimburse for any services performed” without HWA’s approval.

As with most home warranty companies, HWA provides a list of exclusions written into your contract. For example, under its list of exclusions for HVAC coverage, HWA cites gas air conditioning systems, window air conditioner units, filters, and more.

While HWA does provide a lengthy list of items excluded from coverage, it begins its section on limitations and exclusions with a broad statement: “All services, components, and systems not specifically identified as ‘Included’ in this Contract are hereby excluded even if not specifically identified.”

HWA will provide a full refund if you choose to cancel within the first 30 days of your contract. Cancellation after the first 30 days entitles you to a pro-rated portion of your payments minus an administration fee of $30 or 10% of your payment cost, whichever is less.

HWA plan pricing will depend on where you live, the type of coverage you choose, the square footage of your home, and any add-ons you include in your plan.

HWA doesn’t have Better Business Bureau accreditation, nor has it earned a letter rating from the BBB. The reason for its lack of accreditation and rating was a pattern of customer complaints, according to the BBB.

The HWA BBB page includes a response provided by Senior Manager of Escalations Eden Wallace on June 7, 2021. The company’s response to the BBB reads, in part:

“Home Warranty of America (HWA) serves hundreds of thousands of homeowners across the United States. Excellent customer service and quickly resolving all warranty claim issues is at the core of what we do. But due to Pandemic, the last year and a half has been challenging for our customers, employees and the business. HWA fares a bit better on the consumer review site, Trustpilot, where reviewing customers gave the company an average rating of 3.9 out of 5 stars across more than 1,900 reviews.

Our research shows that Home Warranty of America’s aggregate coverage limit of $15,000 for the length of the warranty policy is adequate for most homeowners. The reliability of the company could be a question mark based on a pattern of unfavorable reviews posted publicly by customers.
