American Home Shield

Best Comprehensive Coverage
4.8

Monthly Cost: $30–$80

Service Fee: $100–$125

Workmanship Guarantee: 30 days

Coverage Overview

  •  Offers frequent promotional deals that can help lower plan costs
  •  Extends higher coverage limits than most competitors, including up to $4,000 for appliances
  •  Covers undetectable preexisting conditions, rust, and corrosion

Keep in Mind

  • Rates may fluctuate more than with some competitors
  • Charges higher service call fee rates, with two options of $100 or $125

Our Review

American Home Shield (AHS) is the only provider on this list that offers comprehensive coverage of preexisting conditions, or issues you didn’t notice before enrolling in coverage, including rust, corrosion, and sediment damage. This is a rare feature that could help you save on repairs, and every other company on our list excludes these damages. AHS also offers three plans that include home systems coverage, each with $5,000 limits on your HVAC system. This is a benefit for Michigan homeowners worried about the impact of seasonal weather on their heating and cooling systems.

While the ShieldSilver and ShieldGold plans are more affordable at $30 and $50, respectively, the highest-tier ShieldPlatinum plan is more pricey. At $80 per month, it’s one of the most expensive plans on our list. However, it includes appliance and system coverage with roof leak repairs, one free HVAC tune-up, unlimited AC refrigerant, and code violations and permits.

First American Home Warranty

Best for High-End Items
4.6

Monthly Cost: $52–$87

Service Fee: $100–$125

Workmanship Guarantee: 30 days

Coverage Overview

  • No pre-set coverage caps for home systems, based on our review of a sample contract
  • Offers three plans that cover essential home systems such as plumbing and electrical
  • Replaces items for free if a repair isn’t possible

Keep in Mind

  • Doesn’t offer appliance-only or system-only plans
  • May charge higher prices than other companies on our list

Our Review

First American Home Warranty has plenty of perks, but what really sets it apart is its coverage limits. First American covers up to $3,500 per appliance on its basic protection plans, which increases to $7,000 if you purchase the Premium Plan. This limit is higher than other providers on our list. With such high limits, customers can have peace of mind that they won’t have to dig into their own pockets for unexpected repair costs, even for luxury appliances. However, the company doesn’t have any pre-set coverage limits for most home systems, which essentially means as long as the item is covered, the company will fix it no matter the cost.

First American also offers a guarantee that if the company can’t repair your item, it’ll replace it for free. However, each of its plan options includes a mix of major appliances and home systems, so you can’t just cover one or the other. You also have to upgrade to the Essential Plan to cover basic items, such as air conditioning units, washers, and dryers, which could end up costing you a lot more in the long run because of higher monthly pricing.

AFC Home Warranty

Best Technician Flexibility
4.6

Monthly Cost: $45–$84

Service Fee: $75–$125

Workmanship Guarantee: Plan lifetime

Coverage Overview

  • Members can choose their own technicians
  • Charges lower service fees than most competitors, with options for $75–$125
  • Features the longest workmanship guarantee in the industry that lasts the length of your plan

Keep in Mind

  • Doesn’t cover unknown preexisting conditions, unlike competitors such as AHS
  • Rates varied depending on when our team requested a quote

Our Review

AFC Home Warranty offers several perks that competitors don’t always match, including a lifetime workmanship guarantee and letting customers choose their own technician. While these features may not seem as important as a low monthly rate or high coverage limits, they can add value to your plan. With a lifetime workmanship guarantee, customers pay one service fee deductible, and if the same malfunction happens again during their contract term, AFC Home Warranty will fix it for free. Also, choosing your own technician means you can pick a local contractor you trust instead of the company providing you with one from its network.

However, AFC Home Warranty doesn’t offer the Silver Plan in Michigan, so if you are looking for cheaper, minimal home warranty coverage, the Gold Plan is as affordable as it gets. Additionally, AFC Home Warranty’s prices vary by location—and can also vary based on when you get a quote. In just a 24-hour period, we received two different quotes for the same address. One ranged from $45–$84, while the other ranged from $42–$80.

Elite Home Warranty

Best for Flexible Coverage
4.6

Monthly Cost: $50–$65

Service Fee: $70

Workmanship Guarantee: 90 days

Coverage Overview

  • Charges a $70 flat-rate service fee, one of the lowest in our review
  • Allows customers to customize their own plan from scratch
  • Maintains a large number of positive customer reviews online

Keep in Mind

  • Customers must speak with a representative to get a quote, rather than doing so online
  • Charges higher service call fees for some appointments, including weekend visits

Our Review

The main feature that sets Elite Home Warranty apart from its competitors is its “Customize Your Own” plan, which lets you choose which major home appliances and systems you want covered. Because the plan is completely customizable, you only pay for the coverage you want. Another benefit is Elite’s flat-rate $70 service fee, which you owe each time you need a repair appointment. This is one of the lowest fees in the industry, whereas most companies average around $100–$125.

However, one of the drawbacks of Elite Home Warranty is its quote process. You have to call and speak to a representative to get a free quote since you can’t do it online. Every other service provider on this list allows customers to get a quote online within minutes. If you want to bypass the sales pitch and stick to digital communications, Elite may not offer the easiest process.

Liberty Home Guard

Best Customer Support
4.4

Monthly Cost: $50–$60

Service Fee: $65–$125

Workmanship Guarantee: 60 days

Coverage Overview

  • Offers a list of 42 add-on coverage options, more than any other company on our list
  • Charges affordable prices for full coverage plans with both systems and appliances
  • Has unique customer service features, such as a 24/7 live chat

Keep in Mind

  • Has more coverage exclusions than some competitors, including preexisting conditions
  • Includes lower coverage caps than competitors, notably on plumbing and electrical systems

Our Review

Liberty Home Guard (LHG) offers some of the cheapest home warranty plans on our list, and its monthly rates remain consistent throughout Michigan, based on quotes we received. The Total Home Guard plan is typically $60 a month, which is a reasonable deal for full comprehensive coverage. Additionally, LHG is the only company on our list to offer 24/7 live-chat support, which is convenient for navigating issues with your claims.

One of the biggest perks of choosing LHG is its long list of add-on coverage options, with 42 options available compared to the industry average of 10–12. The company’s add-on options include electronics coverage, gutter cleaning, roof leak protection, and power washing. However, most add-ons cost an extra $10 a month or more, so your monthly bill can increase quickly depending on how many you purchase.

Our Experience Filing Claims

In addition to gaining insights from third-party sites and customer reviews, we purchased real home warranty policies and filed claims to see how our top providers operate firsthand. Our experience filing claims has been relatively straightforward. For example, one of our in-house testers signed up for an AHS plan and was happy with how easy his claims process was. It only took a few minutes to request service online, and he got a response from a local contractor within five minutes.

He made an appointment with the contractor the next day, and the job was done in under two hours. Our tester said that the contractor went above and beyond, giving suggestions for how to get rid of the residual mold from the leak that was fixed. Our tester has always been satisfied with the technicians that AHS sends to his home. AHS has consistently sent someone within 24 hours, and our test never paid more than his service call fee.

Keep in mind that your rate will vary based on your location, coverage, and service fee selection. Some companies charge a lower monthly premium if you choose a higher service fee, so you can customize your monthly rate by adjusting your service fee to fit your budget.

Is a home warranty a tax write-off?

Not usually. However, you may be able to deduct some or all of your home warranty costs if you own a rental property. If you purchase a home warranty for your rental property, it’s considered an operating expense.

What should I look for in a Michigan home warranty plan?

When shopping for a home warranty plan in Michigan, it is important to look at both the monthly cost and the coverage details. How We Evaluated Home Warranty Providers

We use our detailed rating methodology to rank Michigan home warranty providers. First, we gathered firsthand experience with each company by speaking with representatives, requesting quotes, thoroughly reading sample contracts, purchasing policies, and filing claims. Then, we ranked each provider on a 5-point scale according to our review standards using the factors below:

  • Coverage: Covered items, coverage limits, and waiting periods are three of the biggest things to consider when choosing a Michigan home warranty provider. We awarded the most points to companies with more covered items, notably those of importance for Michigan homeowners, fewer exclusions, higher coverage caps, and a waiting period of 30 days or less.
  • Cost: The monthly rate, service call fee, and additional charges all play a role in your overall home warranty cost. We gave higher ratings to providers with monthly rates of $60 or less for full coverage and flexible service fee options below $100.
  • Trustworthiness: It’s important to choose a home warranty company you trust in the event an appliance or home system malfunctions. We considered BBB ratings, workmanship guarantees, customer reviews, current government lawsuits, and our firsthand experience with each provider when rating trustworthiness.
  • Plan transparency: We recommend choosing a home warranty provider that gives you clear contract terms for your policy so you know exactly what is and isn’t covered. We awarded the most points to companies that offer transparent online pricing and sample contracts with clear coverage limits and specifics for the state of Michigan.
  • Customer support: Being able to file claims quickly and easily is an important part of owning a home warranty policy. We gave higher ratings to companies that offer multiple ways to file claims, easy-to-use online portals, and fast response times.
  • Flexibility: Every homeowner has different coverage needs, so flexibility is key for getting a plan that fits your home. We awarded points to companies that offer several plans, various add-on coverage options, multiple service fee choices, and give customers free cancellation within 30 days.
